Guide to building in residential areas
The villa areas in Wiesbaden characterize the appearance of the city to a great extent. Due to Wiesbaden's great importance as a spa town in the 19th century, planned urban development was initiated.
At the beginning of the 19th century, a lively building activity began, which created the high-quality villa ensembles or the Ringstrasse development. With its villa areas, Wiesbaden today has an architectural heritage that must be preserved in its urban and architectural quality.
Like all areas of the city, the historic villa areas are also subject to urban development changes. Striving for careful further development of the residential areas requires particular sensitivity: high-quality contemporary architecture should be integrated into the existing structures without destroying the special character of the historic residential areas through excessive densification or inappropriate buildings.
We have drawn up criteria for the further development of these residential areas. This guide for "Building in villa areas" is intended to provide assistance for those who, as owners, architects or investors, wish to build in villa areas or villa-type residential areas. In addition to information on the history of the buildings, specific suggestions are given on building options, tips on the design of façades and roofs as well as examples of the design of enclosures, retaining walls and front garden zones.
The aim of the guide is to secure and further develop a high design quality based on understanding and insight in Wiesbaden's villa areas for the coming years and decades.
