The planning area has already been earmarked for housing construction for many years due to its land potential and location close to the city center on the edge of the Dotzheim town center. However, coherent urban development requires land readjustment, which presupposes a favorable ratio of private building land to public development and green areas. Through urban consolidation, underused areas on the edge of existing settlement structures can be usefully supplemented in terms of construction and open space planning. In addition to the creation of living space, added value can also be generated for the existing settlement. Diverse forms of housing and use, a new infrastructure and high-quality open spaces should contribute to improving the quality of life in Dotzheim.
A new development plan is to be drawn up on the basis of an urban development concept, the implementation of which requires a reorganization of the land parcel situation in the planning area.
